Real estate law in Cochrane
Cochrane pairs one of Alberta’s fastest-growing towns with a ring of foothills acreage in Rocky View County, and the two produce very different files. In town, the work is new communities and resales: builder contracts, RPRs with Town of Cochrane compliance, and possession dates timed around construction. On acreage, the property itself needs proving. Water wells and their testing, private septic systems, registered access, utility rights of way, and sometimes instruments on title that are decades old and still matter.
What Cochrane closings turn on
Acreage diligence is where Cochrane purchases are won or lost. We confirm the well and septic serve the property lawfully, check that road access is registered rather than assumed, and read the old caveats and easements against what you plan to build. In-town new construction raises the usual Alberta new-build questions about deposits, GST, and late-arriving Real Property Reports. We are comfortable on both sides of the highway.
